About the Company and Role:

Thrive Residential is a property development and management company focused on delivering high-quality furnished accommodation for professionals and corporate clients. The company combines well-designed properties with reliable and responsive service to create comfortable homes for people working in Zambia.

Thrive Residential is seeking an experienced, hands-on and highly organised Property Manager. The Property Manager will take over The Courtyards from the project team and run it as a business. The Courtyards is a 42-unit furnished rental development serving mining professionals and corporate clients who expect a high standard and are paying for it. The Property Manager will own the property: its presentation, its service, its on-site teams, and its relationships with every tenant. This is the role at which problems stop. Success is a property that is fully let, immaculate every day of the year, and where tenants renew because there is no reason to leave.

 Key responsibilities:

1. Client & Tenant Experience

• Act as the single point of contact for all tenants and corporate clients.
• Run move-ins, inductions, inventories and move-outs to the Thrive standard.
• Resolve issues quickly and close the loop — no tenant should have to ask twice.
• Check in proactively and anticipate problems before they are reported.

2. Site Presentation & Standards

• Maintain grounds, common areas, vacant units and staff presentation to a standard that sells the property on sight.
• Set and enforce daily and weekly standards for housekeeping, laundry, gardens and security.
• Walk the site daily. Nothing broken, dirty or unfinished goes unnoticed.

3. Team Leadership

• Lead the on-site team: assistant property manager, security, gardens, maintenance, housekeeping and stores.
• Set rosters and expectations; train, supervise and hold people accountable.
• Build a disciplined, presentable and service-minded team.

4. Maintenance & Utilities

• Run a maintenance log: triage, assign, follow up and close out every.
• Manage utilities (power, water, hot water, internet, gas) and external service providers.
• Drive snag resolution, preventive maintenance and unit turnarounds.

5. Commercial

• Push leasing locally: build relationships with mine and contractor decision-makers, agents and corporate accounts.
• Conduct viewings and represent Thrive credibly to senior client contacts.
• Support renewals and rent collection; escalate pricing and contract terms to the CEO.
• Report market intelligence — competitor supply, pricing and demand — back to the CEO.

6. Administration & Reporting

• Maintain the unit register, tenant files, inventories and supplier trackers.
• Originate and verify billing, procurement and payment requests; the Lusaka team executes.
• Submit a monthly report to the CEO covering occupancy, arrears, maintenance, team and open issues.

Qualifications & Experince:

• Degree or diploma in property management, hospitality, business administration or a related field.
• Minimum 5 years running a property, hotel, lodge, guesthouse or serviced, with direct responsibility for both staff and demanding clients.
• Proven track record supervising site teams and holding them to a standard.
• Confident, professional communicator with corporate and expatriate clients.
• Competent with Microsoft 365 and digital systems (e.g. Airtable, WhatsApp Business).
• Valid driver’s licence.

Terms:

• Two-year contract, renewable on performance.
• The role requires residence in Kalumbila for the duration and genuine immersion in the local community. This is not a fly-in role.
• Housing, transport and site allowances provided.
• Performance incentives linked to occupancy, tenant retention and service standards.
• Remuneration package discussed at interview.
